Southwest Florida · Roofing by Property Type
Whether you own a single-family home, a commercial building, a condo association, or you are building new, the roofing decisions and timeline are different. Find the page built for your property
Factory-certified for every material we repair
Every Property Type Has a Different Timeline
Commercial re-roof and coating decisions in Southwest Florida track fiscal-year budgets and pre-season maintenance windows more than they track individual storms. A flat or low-slope roof that fails unexpectedly disrupts operations and creates an unplanned capital expense, so we work with property managers on a maintenance schedule, not just a reactive repair call.
We install and maintain TPO, modified bitumen, and silicone coating systems, matched to your building’s use, budget cycle, and how long you plan to hold the asset. A maintenance program extends the life of an existing system, often deferring a full replacement by years at a fraction of the cost.
Every survey includes a written report your facilities team or ownership group can use for budget planning, not a verbal estimate that disappears after the visit. You get documentation you can actually put in front of a board or an owner.

What We Do
Each page below explains what the roofing process looks like for your specific type of property.
Repairs, re-roofs, and insurance-ready replacements for Southwest Florida homes.
Flat and low-slope systems and maintenance programs that protect your asset.
Condo and HOA board-driven re-roofs across multiple buildings.
Builder partnerships and current code compliance from the first nail.
Building-envelope hardening that pairs with a roof project.
Why Property Owners Choose Us
Our own factory-certified crews handle homeowner repairs, commercial surveys, multi-family board bids, and new construction the same way, with the same standard. The scope and timeline change by property type, the quality of the work does not.
We are licensed under CGC1533024 and CCC1334177 for residential and commercial work alike, and we have worked directly with builders, HOA boards, and individual homeowners across Southwest Florida for nearly 20 years.
Who does the work
"A repair is only permanent when you find the actual source. That means someone standing on the roof who knows what they are looking at, not someone reading a checklist."

Gerald UhlhornOutstanding Quality Masonry and Pipe Jack Repair! Contacted Florida Roofing and Gutters to repair the Chimney Stucco and fix 4 pipe jacks that were compromised by squirrels. During heavy rains, I discovered water dripping from the light socket on the ceiling of my master bedroom walk-in closet. They provided a clear, line-item breakdown of the estimate so I knew exactly what I was paying for. I was extremely happy with the work Byron preformed. He did an absolute standout job repairing my chimney and pipe boots. Byron accurately diagnosed the source of the roof leak and provided a permanent, high-quality solution. He was incredibly knowledgeable and took the time to educate me on proper repair needed. The masonry work on the chimney looks incredible and is structurally perfect (even matching the existing paint on the chimney). Furthermore, he did a flawless job installing the new pipe boot flashing, ensuring everything is completely watertight before the next heavy rain. Byron was prompt, professional, and kept the entire work area spotless from start to finish. I highly recommend Florida Roofing and Gutters for any chimney or roofing restoration needs!"Trustindex verifies that the original source of the review is Google.Posted on Google![]()
