Why Repair Timing Matters
In Southwest Florida, roof problems rarely announce themselves. A single lifted shingle after a storm looks minor from the ground, but a hairline crack in a tile barely registers. But Florida’s heat and humidity work fast, and a gap that sits moisture in during rainy season (May through September) can widen the deck and turn a spot repair into a larger job.
The other reason timing matters is the 25/50 rule under Florida’s SB 4-D. On a roof installed after March 2009, if the area of damage or repair crosses 25 percent of the total roof area, current Florida Building Code can require the full roof to be brought up to code. Pre-2009 roofs have different thresholds, our inspection makes this clear for your property.
Water behind flashing or under lifted tile follows the path of least resistance into the underlayment, then the deck, and eventually the ceiling. By the time interior staining shows, a roof in visible disrepair also flags for deferred maintenance, and repairs get more expensive as damage spreads.
