Sealed for Rainy Season, Cool All Summer

Flat sections leak first, and cost the most in cooling

Flat and low-slope sections on Fort Myers properties, lanai roofs, additions, and small commercial buildings are typically the first part of a roof to leak once rainy season arrives in May. Ponding water that does not drain within 48 hours accelerates wear on any flat system, whether it is TPO, EPDM, or an older built-up roof.

A reflective white silicone coating solves two problems at once. It restores a watertight surface over a sound existing roof, and it reduces the heat load your building absorbs during Fort Myers’ long summer, which can meaningfully lower cooling costs for both homeowners and small commercial property owners.

Not every flat roof is a good coating candidate. If the underlying structure or membrane is too degraded, a full modified bitumen or TPO replacement may be the better call. We give you an honest assessment of which category your roof falls into.

Coating Vs. Replacement For Flat Roofs Body

Is It Time?

Signs your flat roof needs attention

If you are seeing any of these on your Fort Myers property, it is worth a survey.

Ponding water that does not drain within 48 hours

A common early sign of low-slope detailing issues.

Rising summer cooling costs

A worn, dark membrane absorbs more heat than a reflective coated surface.

Interior leaks below a lanai or addition roof

Flat sections are often the first to fail in rainy season.

A small commercial or mixed-use building with an aging flat roof

Common crossover with our commercial roofing work.

Visible membrane cracking or bubbling

A sign the surface has begun to degrade.

Not sure what your property needs? A free inspection gives you a straight answer.

What Flat Roofing Involves

What flat and silicone roofing actually involves in Fort Myers

We start with a full inspection, checking for ponding water, membrane condition, and any areas already too degraded to coat successfully. Not every square foot of a flat roof necessarily needs the same treatment.

For coating, the surface is cleaned and prepped, minor repairs completed first, then silicone applied in the specified thickness for proper waterproofing and reflectivity. For replacement, we install TPO or modified bitumen to current code, correcting low-slope detailing issues that caused the original failure.

Either path includes proper detailing at drains, edges, and any penetrations, since these transition points are where most flat-roof leaks actually originate, not the open field of the membrane itself.

Every Flat Roof Project Includes Body

What We Check

Three things a flat roof survey settles

Every Fort Myers flat roof survey answers the three questions that decide between coating and replacement.

Whether it can be coated at all

A coating over a failing membrane just delays the problem and costs you twice. We say so if that is the case.

Where the water is standing

Ponding that does not clear within 48 hours is the single biggest driver of flat roof wear.

What it is costing you in cooling

A worn, dark membrane absorbs heat all summer. Reflective coating changes that number.

Why Fort Myers Property Owners Choose Us

The honest assessment, not just the upsell

A coating job is a smaller invoice than a full replacement, which means some contractors avoid recommending it even when it is the right call. We tell Fort Myers property owners honestly when coating makes sense and when it does not.

We have applied silicone coatings and installed TPO and modified bitumen systems across Fort Myers’ residential and small commercial flat-roof properties, and our own factory-certified crews handle every application to manufacturer specification.

Outstanding Quality Masonry and Pipe Jack Repair! Contacted Florida Roofing and Gutters to repair the Chimney Stucco and fix 4 pipe jacks that were compromised by squirrels. During heavy rains, I discovered water dripping from the light socket on the ceiling of my master bedroom walk-in closet. They provided a clear, line-item breakdown of the estimate so I knew exactly what I was paying for. I was extremely happy with the work Byron preformed. He did an absolute standout job repairing my chimney and pipe boots. Byron accurately diagnosed the source of the roof leak and provided a permanent, high-quality solution. He was incredibly knowledgeable and took the time to educate me on proper repair needed. The masonry work on the chimney looks incredible and is structurally perfect (even matching the existing paint on the chimney). Furthermore, he did a flawless job installing the new pipe boot flashing, ensuring everything is completely watertight before the next heavy rain. Byron was prompt, professional, and kept the entire work area spotless from start to finish. I highly recommend Florida Roofing and Gutters for any chimney or roofing restoration needs!"

Questions, answered

Flat and silicone roofing questions from Fort Myers property owners

Lifespan varies by product and application, but a well-applied silicone coating can extend a roof's usable life significantly when the underlying structure is sound.

Generally, yes, but coating is not always the right choice. If the membrane or structure is too degraded, coating just delays an inevitable replacement.

Yes. A reflective white coating reduces the heat load a roof absorbs, which can meaningfully lower cooling costs during Fort Myers' long summer.

TPO is a reflective single-ply membrane, while modified bitumen is a multi-layer built-up system. We recommend based on your building type and budget.

Yes. Flat and low-slope roofing crosses over between residential lanais and additions and small commercial properties, and we handle both.
