Once the deck is exposed, we inspect and repair it, then install new underlayment. In Florida, the underlayment is the layer that genuinely keeps water out, and in most areas humidity is usually the first thing to fail. We flash the valleys, vents, and edges as well, since the large majority of leaks begin at these transitions rather than the open field of the roof.
From there we install your chosen system to current Florida Building Code, pull the proper Lee County permits, and pass the required inspections. Code matters here for a practical reason, not just a legal one: a code-compliant roof is what earns the wind-mitigation credits that lower your premium.
When the work is finished, we complete a final 12-point check, clean the site from top to bottom, and file the wind-mitigation documentation ourselves.
